For Bright MLS professionals

Standing in front of a property? Know the comps before you leave.

CurbsideComps helps Bright MLS professionals find relevant closed-sale comparables, review the local market context, and begin a pricing conversation while the property is still in front of them.

CurbsideComps uses your authorized Bright MLS access. We’ll help you get connected.

Comp work should not start after you get home

The question never arrives at your desk. It arrives in a driveway, from a seller who has just heard what the neighbour got.

How it works

Three steps, and the first one happens where you are standing.

01

Start at the property

Search by address, ZIP or map. In the field, a property photo with location and direction context helps identify the property and start the lookup — you confirm the match before going on.

02

See what has been paid

Closed sales with sold price, days on market and price-change history, alongside what is competing right now.

03

Finish the analysis properly

Carry the comps into a full CMA, adjust them, and produce something client-ready. The field lookup starts the work; it does not have to finish it.

What comes back

Closed sales with the detail that changes a pricing conversation — what each property sold for, how long it took, and how the price moved on the way. Alongside them, what is currently competing.

Sold priceWhat was actually paid, not an estimate of what might be.
Days on marketThe number that tells a seller whether their price is real.
Price historyEvery reduction, so you can see which listings had to chase the market.
Beds, baths, square footageSo you can judge whether a sale is genuinely comparable.
Distance from the subjectMeasured from where you are standing.
Current competitionWhat is active and under contract nearby.

Getting connected

CurbsideComps runs on your own Bright MLS access. Setting it up takes a Broker Authorization signature and a short form — we prepare both and walk you through it. Bright bills its data-access fee directly to you; Edge Studios does not collect it.

Not a Bright subscriber? Agent Edge includes the workflow tools that need no MLS access at all — listing descriptions, flyers, floor plans, client records, documents and daily work management — from $49 a month. Explore Agent Edge Suite →

For brokerages

Begin with a defined group of agents rather than a company-wide rollout. Your brokerage sees activation and onboarding progress while agents use CurbsideComps and the connected Agent Edge tools. $45 per agent per month for teams of 2–15; volume pricing above that.
